You grant the free mandate. We compile the sales dossier: land register extract, plans, building insurance, running costs.

Professional photos, documentation, listings on Homegate, ImmoScout24 and other portals as well as in our buyer network. Usually takes 6–10 weeks.

Viewings & negotiation

We conduct the viewings, vet the prospects and negotiate the best price for you.

Reservation & financing

Reservation agreement with deposit (usually 1–2 %), financing confirmation from the buyer’s bank.

Notarisation & land register

The purchase contract is notarised by a notary in Basel-Country. Ownership transfers with the land register entry – and the purchase price is paid out.

Total time from valuation to land register entry: usually 3 to 4 months.

Questions about selling.

Who draws up the purchase contract?

In the canton of Basel-Country, an independent notary with state authorisation to notarise.

  • A privately written purchase contract is void for land – notarisation is mandatory
  • We prepare all the details and documents
  • We coordinate the appointment with the notary and accompany you to the notarisation
When do I receive the money?

After the land register entry – usually 2 to 4 weeks after notarisation.

  • At notarisation the buyer presents an irrevocable payment undertaking from their bank
  • Payment is made via the notary’s office
  • Part may be withheld to secure the property gains tax
Wie lange dauert ein Verkauf im Baselbiet?

From valuation to land register entry usually 3 to 4 months.

  • Marketing and viewings: usually 6 to 10 weeks
  • Reservation, financing confirmation and notary appointment: 4 to 6 weeks
  • With a realistic price and complete documents it goes faster

Too high a price is the most common reason for delays.

What is a reservation agreement?

A written declaration of intent between you and the buyer.

  • Deposit of usually 1–2 % of the purchase price
  • Secures the negotiation phase while the buyer arranges financing
  • Only the notarised purchase contract is legally binding
Do I have to pay taxes on a sale?

Yes – in Basel-Country the transfer tax and, if there is a gain, the property gains tax.

  • Transfer tax: 1.25 % of the purchase price for the seller
  • Property gains tax: 3 to 25 % on the gain after deducting investment costs, investments, commission and notary
  • Anyone who buys another owner-occupied home in Switzerland within two years can defer both or be exempted

Should I renovate before selling?

Usually not – small measures yes, major renovations no.

  • Worthwhile: cleaning, decluttering, small repairs, fresh paint, well-kept garden
  • Not worthwhile: a new kitchen or bathroom shortly before the sale – the buyer has their own ideas
  • Exception: safety-related defects and moisture damage

At the valuation we tell you honestly what really improves the price.

What happens to my mortgage?

It is repaid, taken over by the buyer – or transferred to your new property.

  • Repayment: the bank is repaid from the sale proceeds – for ongoing fixed-rate mortgages an early repayment penalty may apply
  • Takeover by the buyer: possible if the bank agrees and the buyer meets the affordability criteria
  • Mortgage transfer (change of property): If you buy a new home, you can take your existing fixed-rate mortgage, with its rate and remaining term, to the new property – without an early repayment penalty. The bank re-checks the new property and affordability. Especially worthwhile if your old rate is lower than current rates
  • Mortgage notes are cancelled or transferred to the buyer

Can I cancel the mandate?

Yes, at any time.

  • A brokerage contract can be terminated without notice
  • You only owe us a commission if the sale is concluded with a buyer we introduced
  • No costs for valuation, photos or listings
