Setting the rent

In Basel-Country there is no mandatory form for the initial rent – we still document the calculation so it can be substantiated in case of a challenge.

Lease

Under the Swiss Code of Obligations.

  • Running costs correctly agreed – as advance payments or flat rate
  • Rental deposit of at most three months’ rent in a blocked account
  • Handover date and house rules defined

This way the lease is clear for both sides and holds up before the conciliation authority.

What does letting cost?

How quickly do you find a tenant?

In Basel-Country usually within 2 to 6 weeks.

  • The vacancy rate in the canton is just 0.6 % in 2026 – good flats are in demand
  • A market-rate rent and a good listing are decisive
  • We start marketing as soon as the termination date is known

For first lettings we start several months before move-in.

How high can the rent be?

In line with the market – and without an excessive yield.

  • Federal Supreme Court rule of thumb: permissible net yield = reference rate + 2 %
  • Tenants can challenge the initial rent within 30 days
  • In Basel-Country there is no mandatory form – we still document the calculation

This way your rent can be substantiated in the event of a dispute.

How do you vet the tenants?

Four documents, one clear recommendation.

  • Debt enforcement register extract, no older than three months
  • Proof of salary or employer confirmation
  • References from the previous landlord
  • Proof of liability insurance

Rule of thumb: rent should not exceed one third of net income.

How high can the deposit be?

At most three months’ rent (Art. 257e CO).

  • Paid into a blocked account in the tenant’s name
  • Returned after moving out, provided no claims are outstanding
  • Alternative: rental deposit insurance, if the tenant prefers
What about running costs?

Only what is expressly stated in the lease may be charged.

  • Advance payments: statement based on actual costs, once a year
  • Flat rate: fixed amount, no statement
  • Not permitted as running costs: maintenance, repairs, building insurance

We focus on letting – not on ongoing management.

  • For technical management we recommend trusted partners in the region

Yes – first letting starts several months before move-in.
